印花税怎么算

• •租期 4 年及以下：总租金的 0.4%；4 年以上或不定期：4 倍平均年租的 0.4% ²。
• •按合同租金和市场租金中较高的一个计，算出的税额向下取整到元，最低 S$1 ²。
• •举例：月租 S$3,000，租 12 个月，总租金 S$36,000，印花税是 S$144（36,000 × 0.4%）。这是按 IRAS 规则算的示例，不代表市场租金。
• •谁付看租约；租约没写的，由租客付 ⁴。逾期办理会被罚款 ³。

押金和租金：怎么付才稳妥

• •押金和租金直接付给业主，中介不应经手 ⁵。
• •用银行转账、PayNow 或划线支票等可追溯的方式，避免现金 ¹⁵。
• •CEA 建议，租金不要一次预付超过一个月 ¹。
